This week’s property returns to one of our most popular areas, the dramatic mountains and valleys of northwest  Slovenia. It’s an estate in Ponikve, not far from Tolmin or the 102 and 103 highways, heading off to Ljubljana and the coast, and just 30 minutes from Italy.

This week’s property, the first of the year, is some distance from our most common area of Triglav National Park, but one in a location that’s ideal for many. It’s in Čatež ob Savi, a thermal spa centre not far from the Croatian border, with excellent highways connections (along the A2) to both Zagreb (30 minutes) and Ljubljana (45 minutes).

Those planning to move to Slovenia because of the affordability of the country, especially if they have a foreign income, may find the search for property in some locations rather disheartening, with high prices paid for not much space.

But look outside the hotspots and you can still get a lot for much less than €100,000, and with a lifestyle to offer that many would find more appealing than living in a city or tourist centre. The area around Bovec is among of the most beautiful in the country, with soaring mountains, green valleys, and the copper blue waters of the Soča making it a much-sought holiday location for those with an interest in the great outdoors. The landscape here is stunning, and beyond the views it affords a huge range of opportunities to get out and enjoy yourself. From hiking to biking, canyoning to kayaking, fishing to skiing, paragliding to painting, and much more besides, the area is set up for visitors and residents to take advantage of the natural wonders and find some peace away from the cities and towns, while still only being an hour or so from Ljubljana Airport, and 90 minutes from the Adriatic coast.

The region offers numerous activities from skiing in the winter on the Kanin ski resort in Bovec which is connected to Sella Nevea to fantastic hiking and mountain biking on the surrounding Julian Alps or enjoying numerous seasonal sports on the breath-taking Soča river. The town of Bovec, with all its amenities and good restaurants, is only 3 km away, whilst Kal Koritnica also has a good local restaurant. The house is in need of renovations and modernisation, but would make a lovely holiday home with good rental potential.

This week’s property is a one-bedroom rental in Ljubljana, to give you some idea of prices in the capital, which have been rising even faster than in other parts of Slovenia. However, it should be noted that this is a rather nice apartment, and there are things to be had for less in other parts of town, and with other features.

It comes with a large terrace (16 m2) and is sited in Vič, on the west side of Ljubljana, just a short drive or slightly longer bike ride to the centre. It’s currently on offer at €950 a month, based on a six-month stay, with the price rising to €1,550 for one month, with utilities not included.
